The Planning Board is composed of a chairperson, four members and two alternate members. The Board, in consultation with the village engineer, reviews application for the approval of new subdivisions lot lines and site plans and undeveloped site plans more than five years old. No land in the village may be developed except in accordance with a plat approved by the planning board and recorded in the office of the clerk of Suffolk County. The board carefully examines street and lot layout and drainage. Developers must post performance bonds and make cash deposits to guarantee the installation of public improvements at no cost to the village or its residents.
